CBRE Global Workplace Solutions is a leading global provider of integrated facilities and corporate real estate management. We are recruiting now for a Deputy Shift lead (electrical HV AP) to join the team located in one our largest financial client's new flagship 52,000m 2 UK headquarters in central London, which is currently under construction and will be going live in 2023.

CBRE manages the maintenance of our client's property portfolio and is committed to the provision of an efficient and effective engineering maintenance function which is deemed critical to the Client's operations and the maintenance of 99.995% uptime.

The successful candidate will be a responsible member of the shift-based team operating on a 24/7 basis, delivering high calibre essential maintenance services within a designated section of this new building. Ensuring a speedy response to fault/breakdown requests and efficiently undertaking routine and scheduled maintenance of plant and/or equipment being pre-requisite and of paramount importance

Leading up to the building going into operation, the candidate will be undertaking training, familiarising themselves with the building and its systems, assisting the Shift Supervisor with creating processes and building set up, witnessing/shadowing the commissioning activities and reviewing documentation from the project.

The new headquarters features best in class smart building technologies, a BIM (Building Information Model) platform, a client concierge system, with all systems integrated together to create a rich data environment and allow improved efficiencies in operation.

Key Tasks

Undertaking training and building/system familiarisation as part of the project's Soft Landings activities

Following the move into the building (shell and core), supporting the fit-out contractor activities such as isolations, connections, work permits, etc - where required.

Maintaining systems and assets in a data driven environment, using new digital tools and platforms (training will be provided). Must be flexible and embrace new and emerging technology and techniques

Develop a comprehensive understanding of the building, its layout, functions and complexities through developed practices through scenario drills, continuous assessments, staff training and personal development.

Liaising with client representatives in respect of corrective repair works.

Prepare and take responsibility for permit to work requests as required.

Carry out isolation of plant and systems in accordance with safety requirements.

Supporting and projecting ideas/initiatives that may contribute to the service delivery aspect of the contract and service levels.

Monitor BMS and other systems for running and alarm conditions during the fit-out project.

Maintain records of maintenance activities as required in respect of directly employed staff and sub-contractors.

Carry out routine/essential planned preventative maintenance tasks as required across HV and LV distribution systems, associated plant/equipment, and HVAC mechanical cooling/heating systems as determined by the CMMS system's work orders, in a safe, efficient and effective manner.

Investigate faults, identify root causes of faults and prepare accurate/timely reports on plant and equipment failures.

Assist when and where required with installation works.

Undertake other tasks, as required by the Shift Leader.

Looking out for smarter, more efficient ways of working - seeking out opportunities for continuous improvement of systems and process.

Raise and close jobs on PDA's as necessary.

Positive contribution to the "team" effort and the raising of the standard.

Endorse day to day and future compliance to safe working practices, quality standards conformity and best practice methods.

Ensure corrective/repair works are carried out in accordance with current regulations.

Prepare accurate/timely reports as required.

Investigate faults, identify causes and effect remedies.

Education

City & Guilds Electrical discipline competency, Parts 1 & 2 or equivalent apprenticeship.

18th Edition BS7671 wiring regulations.

Willingness to become an HV Authorised Person and to operate both HV 33kV/11kV and complex LV systems switchgear.

HV switching qualification/experience (including 33kV). (Desirable)

C&G 2360 Electrical work course 'C'(Desirable)

C&G 2391 Inspection & Testing(Desirable)

ACoPs L8. (Desirable)

IOSH qualification. (Desirable)

Skills

Comprehensive building services knowledge in similar environments to a minimum of HVAC standards.

Critical Environment Experience.

Good Customer relationship skills.

Working knowledge of "Permit to work" systems.

Previous experience as a building services engineer (Electrical Bias). (Desirable)

11kV HV switching experience (including 11-33kV). (Desirable)

Knowledge

Good knowledge and awareness of the facilities management industry and the primary M&E services within the built environment:

BMS/Control systems

Chillers

LTHW Boilers

Life Safety Systems

400 V LV / 11-33kV HV systems

Smart Buildings (Desirable)

IOT(Desirable)

Innovative technology(Desirable)

Energy use and optimisation. (Desirable)

Experience

Practical experience of working as an electrician in a building services environment.

Customer services experience and the ability to communicate at all levels

Ability to work alone or as part of a team.

Previous experience of taking direction from supervisors and working of own initiative

Experience of successfully completing engineering tasks.

2-3 Years Building services experience in a critical environment. (Desirable)

Core Competencies

Must be a team player who leads by example, committed to working in a quality and professional environment. Expected to take an active role in supporting other members of the shift team.

Ability to work under pressure and to strict timescales

Able to use a PC.

Experience in HV operations(Desirable)

Experience of Critical Services within a Corporate Banking or Data Centre environment(Desirable)
