About the roleImperial College London is seeking a Senior Asset Manager to support the strategic and operational management of Imperial's property and land portfolio, helping to protect and enhance the value, performance and long-term potential of our estate.
Working closely with the Director of Real Estate Asset Management, you will take a senior role across commercial, leasing, planning and legal property matters, working with colleagues across Imperial as well as tenants, property professionals, consultants and external advisers. You will help develop active asset management strategies, identify opportunities and ensure appropriate agreements, processes and policies are in place to support Imperial's wider objectives.
What you would be doingIn this role, you will support the development and delivery of asset management plans, undertake negotiations relating to lettings, rent reviews and other lease events, and evaluate opportunities to create value through active property management. You will analyse property performance, market trends and relevant statutory or planning developments, providing clear advice and recommendations to senior colleagues.
You will also manage relationships with tenants, landlords, external legal and property advisers, local authorities and other stakeholders, while supporting property budgets, business rates and service charge management.
What we are looking for - Chartered membership of the Royal Institution of Chartered Surveyors (RICS), with significant post-qualification experience
- Senior-level experience in the active management of property or estates within a complex organisation
- Experience managing budgets and interpreting financial information in a property context
- Experience engaging with tenants, landlords, public bodies and local communities
- Experience evaluating development opportunities and conducting rent reviews, lease reviews and other lease events
- Experience instructing and managing legal representatives and external property advisers
- In-depth knowledge of cross-sector property and professional asset management practice
- Up-to-date knowledge of statutory requirements and best practice relating to estates and property management
- Practical experience of service charge management
- Strong communication, negotiation and influencing skills, with the ability to build relationships with senior internal and external stakeholders
- Sound judgement, strong organisational skills and a proactive approach to identifying and resolving property issues
