We're looking for a motivated and capable individual to join our team as a Project Manager - Capital Works. Reporting to the Regional Investment Manager , you'll be responsible for managing the delivery of major capital worksand investment projects across our housing stock. You'll work closely with contractors, consultants, residents, Resident Liaison Officers and internal stakeholders to ensure projects are delivered safely, on time, within budget and to the highest quality standards, while driving resident satisfaction and value for money.

Your day-to-day responsibilities will include:

• Managing Decent Homes and other major works projects from inception through to completion, ensuring compliance with statutory, regulatory and health & safety requirements.

• Overseeing contractor performance, monitoring budgets, programmes, cashflows and contractual KPIs to ensure value for money and successful project delivery.

• Undertaking property surveys, technical inspections, defect analysis and preparing detailed specifications and schedules of work.

• Building strong relationships with residents, contractors and internal teams to maintain excellent customer service and resolve issues effectively.

• Managing project documentation, financial controls, Section 20 consultation requirements, leaseholder works coordination, complaints and handover processes throughout the project lifecycle, including mixed-tenure and 100% leaseholder blocks.

You'll also contribute to continuous improvement by identifying efficiencies, improving service delivery, supporting innovation and helping shape future investment programmes across Southern Housing.

This role is based at one of our main offices in Croydon, Farringdon or Sittingbourne, with hybrid working arrangements available where appropriate and agreed with your manager.

About you

We're looking for someone who is proactive, solution-focused and highly organised, with a passion for delivering quality investment projects and improving residents' homes and communities.

You'll bring:

Relevant experience: Significant experience managing Decent Homes, capital works, planned maintenance or other major works programmes within a housing, property or construction environment, ideally at a comparable scale and value.

Skills and knowledge: Strong contract management expertise, detailed knowledge of housing construction, building regulations, health & safety legislation, budget management and industry-standard contracts such as JCT, TAC or TPC.

Communication skills: Excellent verbal and written communication skills, with the ability to engage effectively with residents, contractors, consultants and colleagues at all levels.

Problem-solving ability: A practical and innovative approach to resolving challenges, managing risk and delivering successful outcomes.

Organisation and prioritisation: Proven ability to manage multiple projects, deadlines, budgets and competing priorities while maintaining high standards of accuracy and attention to detail.

Teamwork: Strong relationship-building skills, with the ability to work collaboratively with key internal stakeholders including Asset Management, Repairs and Housing, and to influence others to achieve positive resident, programme and commercial outcomes.

Adaptability: Comfortable working in a fast-paced, complex and evolving environment, using initiative and sound judgement to make informed decisions.

Professional qualifications: HND/HNC level qualification, SMSTS or equivalent professional qualification, relevant CSCS card and membership of RICS, CIOB or a similar professional body would be advantageous.

You'll be part of the Capital Investment team working together to deliver capital improvement programmes that maintain and enhance our homes, neighbourhoods and communities. The team collaborates closely with Asset Management, Property Services, Resident Liaison Officers, contractors and consultants to ensure investment works are delivered safely, efficiently and with residents at the heart of every decision. Through effective project delivery, strong customer focus and a commitment to continuous improvement, the team helps Southern Housing provide high-quality homes and thriving places to live.
