How Real-World Data Can Shape the Future of Retrofitting
Category: Social Responsibility (Charity/ Volunteering/Environmentalism)
At Bromford, we believe that better data leads to better decisions; especially when it comes to making homes more energy-efficient. That’s why we’re working with Lloyds Corporate & Institutional and Senze to trial innovative digital twin and sensor technology in a selection of our homes.

This pioneering project will collect real-time energy performance and emissions data, allowing us to compare actual efficiency with Energy Performance Certificate (EPC) modelling. By bridging the gap between predicted and actual energy performance, we can gain a deeper understanding of how homes truly operate, and more importantly, how we can improve them.
Why Does Real-World Data Matter?
Traditional EPC ratings are based on standard assumptions about a home’s energy use, but real-world performance often differs. Factors such as occupant behaviour, environmental conditions, and variations in building materials can all impact efficiency. By using sensor technology to measure actual performance, we can:
✅ Identify the most effective retrofit measures for different home types
✅ Ensure investments in energy efficiency deliver the expected benefits
✅ Provide more accurate insights to shape future decarbonisation strategies
Collaboration for Sector-Wide Impact
We’re not keeping these insights to ourselves. By sharing our findings with others in the social housing sector, we aim to demonstrate the benefits of incorporating real-world data into retrofit evaluations. This transparency can help housing providers make informed decisions, ensuring retrofitting investments achieve maximum impact for both residents and the environment.
The Role of Financial Institutions in Driving Change
Beyond the housing sector, this data is also valuable for the financial industry. As banks and investors look to support decarbonisation efforts, accurate energy performance data can help shape funding strategies for retrofit projects. Understanding the real-world impact of energy efficiency measures will be key in unlocking new finance models that drive long-term sustainability.
Looking Ahead
By combining technology, collaboration, and data-driven decision-making, we can move towards a future where every retrofit delivers measurable, positive outcomes. At Bromford, we’re excited to be part of this journey; helping to shape a more sustainable housing sector, one home at a time.
