Purpose of Role

This is a Senior Building Surveying role within the Operations Team. The Operations Team is made up of 87 people, which includes a team of 4 Building Surveyors and 7 Project Managers.

This is a key role to provide outstanding building surveying services and technical advice on the London estate. This post will maintain and improve the quality of the London estate, whilst always protecting heritage and architectural quality. This post will be responsible for the generation of fee income through the full range of building surveying disciplines, while minimising risk to the business by ensuring the adoptions of best practices and effective cost control.
This role involves active management of internal and external stakeholder relationships, including participation in working groups and motivation/mentoring of less experienced members of the team. The role requires a pro-active approach to innovation and improvements to policies and procedures.

Key Responsibilities

Key Accountabilities
  • Provide outstanding building surveying services to our customers and internal teams
  • Driving fee income generated from all building surveying activities to contribute to the overall profitability of the Operations Team.
  • Identification and presentation of opportunities to secure premiums from customers' alterations.
  • To be responsible for providing building surveying services within an allocated location team (and other areas where required), with the principal aim of maintaining and improving the performance and quality of the portfolio, while always protecting the heritage and architectural quality of the Estate
  • To achieve best practice in accordance with Grosvenor's approach to building surveying and asset management
  • To protect the interests of our lessees and occupiers and ensure that, wherever possible we deliver 'quiet enjoyment' to our occupiers
  • To work with your colleagues and consultants to achieve solutions to building surveying issues and on-going planned preventative maintenance regimes for the benefit of the Estate as a whole
  • To maintain and improve the physical condition and appearance of the portfolio.

Key Responsibilities

  • Core building surveying activities related to approval of alterations, schedules of dilapidations, planned maintenance and other professional surveying work
  • Management of The Estate Management Policies & Procedures
  • Supply Chain Management and Performance

Application for Alterations:
  • To process applications for alterations from lessees and freeholders and works proposed by other London estate teams.
  • To seek approval for all alterations from the Location teams, highlighting impactful works, such as retail facades, major developments etc.
  • To supervise and monitor the execution of approved works, ensuring they progress and complete as expected. Liaise closely with Murray Birrell, our consultant building surveyors and structural engineers and hold regular meeting with their representatives to monitor the progress of approved works.
  • To identify and inform Asset Managers of opportunities to secured premiums and additional income through requests for landlord consent for alterations. Provide all information necessary to Asset Managers to maximise the premium and additional income.
  • To seek to reduce the environmental impact of the "approved" works by encouraging applicants to target Grosvenor's Environmental Goals and Objectives - effectively reducing carbon emissions through the use of energy efficient technology, heating and lighting, the use of sustainable/recycled building materials, the reduction of waste, and the increase in biodiversity.

Schedules of dilapidations and other professional work:
  • To carry out dilapidation inspections, including preparation of interim and terminal schedules and schedules of wants of repair. To enforce claims and carry out negotiations with the leaseholder or their advisors.
  • To maximise settlements for dilapidations surveys, in a reasonable manner.
  • To carry out building and environmental surveys in connection with acquisitions, disposals, surrenders and renewals.
  • To provide guidance and support to the Management Surveyors, Major Works Team and other members of the London Estate to maintain the high quality of fabric on the estate through the 10-year Major Works plan.
  • Where appropriate, to monitor work carried out under insurance claims
  • To outsource, where appropriate, Schedule of Dilapidations, applications for approval of alterations and work associated with the Party Wall Act 1996. To manage the process and approach of the instructed surveyor
  • To carry out work associated with the Party Wall Act 1996.
  • To liaise with the CAD & Mapping Manager where necessary, on the preparation of lease and transfer plans.

Repairs and Maintenance and Estate Management:
  • To work with the Management Surveyors and advise them on compliance with lease terms, relating to maintenance, repair, and alterations.
  • To work with freeholders to advise them of compliance with the estate Management schemes, relating to repair and maintenance.
  • To highlight instances of activity at directly managed properties which do not comply with the Grosvenor Specification. Attempt to resolve with the relevant parties and escalate if necessary.
  • To work with our customers, advisers, and other stakeholders to achieve solutions to estate management and building surveying problems for the benefit of the London estate.
  • To work with the Management Surveyors and Property Managers to identify and exploit opportunities for making environmental improvements.
  • To monitor work carried out under insurance claims, where requested.
  • To work with the broader Operations Team and Location teams in any way as necessary to provide building surveying advice, to promote best practice and protect the heritage and architectural quality of the London Estate.

Estate Management:
  • To work with our consultants, leaseholders, freeholders and other stakeholders to achieve solutions to estate management and building surveying problems for the benefit of the Estate as a whole
  • To take part in the process of liaison and consultation with residents associations and other groups representing our customers
  • To model good estate management and building surveying practice in all areas
  • Engage with statutory authorities; District Surveyors, Planning & Enforcement Officers, and Historic England, to increase awareness of their role to enable them to assist in the implementation of our schemes and help with the resolution of any technical problems that might arise.

Team Working and Business Management:

  • To work with other members of the London Estate team and with The Estate Surveyor to devise new and innovative building surveying policies and principles based on research, good practice, and the market
  • To develop and maintain a good knowledge of current and proposed UK and European legislation affecting construction, planning, property and the UK property market
  • To update a central pool of standard technical standards to be used by the wider Building Surveying team. To liaise with other GBI teams as required and to lead on construction and design issues on the London Estate, ensuring a consistency of approach throughout on all building and construction related issues
  • Participate in industry bodies (RICS sub committees, Pyramus and Thisbe)
  • Networking with other Estate or property company Building Surveyors
  • To accurately budget and forecast building surveying income across all activities

Key Requirements
  • Qualified surveyor or equivalent (ideally MRICS), AssocRICS Technical Award examinations as a minimum including MCIOB
  • Proven property management experience within a high value portfolio
  • A record of maintaining high quality customer relationships in challenging environments
  • Thorough knowledge and understanding of the covenants of applicable leases / tenancy agreements
  • Demonstrable customer service focus
  • Understanding of the practical implementation of regulatory requirements (e.g., L&T, H&S, environmental etc.).
  • Experience gained in managing residential buildings in a multi-occupier environment
